Brazil financing calculator: Price and SAC
Model a financing plan in Brazil using an amount in reais, a monthly rate and a term. The tool compares Price and SAC under the same assumptions and estimates installments and interest; it does not query lenders or represent an offer.

How Price and SAC allocate payments
In the Price model, the installment is calculated to stay level while the shares of interest and principal change over time. Under SAC, principal repayment is constant and interest is charged on the remaining balance; with a fixed rate and no indexation, installments decrease. To compare interest, keep amount, term and rate the same. This estimate cannot decide which system suits your circumstances.
What this estimate includes and excludes
The calculation includes principal and monthly interest at a fixed rate only. It excludes balance indexation (such as TR or IPCA), insurance, fees, taxes, IOF, late payments and extra repayments. Actual contracts can have different installments and costs. Results depend on your inputs and are neither financial advice nor a lender offer.
Formulas used
Price: installment = P × i ÷ [1 − (1 + i)⁻ⁿ]. SAC: monthly principal repayment = P ÷ n; each installment = principal repayment + outstanding balance × i. P is the financed amount, i is the monthly rate as a decimal, and n is the number of months. These are simplified formulas without monetary indexation or ancillary costs.
Frequently asked questions
Why might a lender’s amount differ?
A contract installment can include other charges. For housing finance, for example, CAIXA describes principal repayment, interest and additional charges that may include insurance and an administration fee. Check the contract breakdown and compare offers using the Total Effective Cost (CET).
Is CET the same as the interest rate?
No. Brazil’s Central Bank explains that CET brings together interest, fees, taxes and other transaction expenses. Compare offers with equivalent amounts, terms and conditions; this page does not calculate CET.
Does the calculator recommend Price or SAC?
No. It compares mathematical results under the same fixed-rate and term assumptions. A lender’s offer, balance indexation, insurance, fees and your ability to pay can change the actual cost and payment schedule.
Can I repay early or make an extra repayment?
Brazilian consumer law provides for full or partial early settlement with a proportional reduction in interest and other additions. Contact the lender for the settlement amount and rules for your contract.
